Yonge and Lawrence
404 and York Mills
EglintonThis project has just started; another winter frame! This will be a two-story modern custom home.
Yonge and LawrenceThis house previously looked like the one to it's right. Keeping the existing brick side walls, we raised the main and 2nd floor heights, raised the walls, and framed a large two story addition in the rear. Can't wait to see this house clad and finished!
O'ConnorWith this summer project, we turned an older bungalow into a fantastic two-story family home with 4 bedrooms, and re-framed the entire main floor.
JunctionWe framed a 3-story addition on this older 2-story home in the Junction. We also re-structured the entire existing house, adding steel support beams and new floor joists throughout, along with a new front roof. This picture highlights the 3rd floor master bedroom walkout and large window onto the future balcony.
Black CreekWe added a large two story addition, front bumpout, and re-framed the entire existing house, as well as a new garage.
404 and York MillsWe were tasked with framing two massive decks onto this renovated home in the spring.
DanforthThis basement was underpinned by others, then we came in to frame all exterior walls and interior partitions
BeachesWe were tasked with building a simple enclosed stair for this new addition and repairing the section of fence that was removed for the construction process. Pressure treated lumber but nearly a cedar look!
OssingtonThis was a full interior gut, as well as converting the back canopy into a small light-filled addition with a skylight above. We restructured the entire interior by sistering all joists with 2x12 or LVL, and creating 12' tall sloped ceilings for the bedroom and bathroom on the 3rd floor.
Lawrence ParkIn this recently completed project, we were tasked with framing a reinvigorated Georgian home in Lawrence Park. This house has an addition circa 1990's which took away from the original architectural details. We started by tearing off the roof, one half at a time to maintain weather protection (winter construction for the win!). We built a 3rd story with two bedrooms and a bathroom, then we framed a 2-story bumout on the side of the house. We then framed the new breakfast room, a 2 story garage with study over it, and re-framed most of the interior of the house. The results are stunning, and will be even more so once the general contractor completes the finishes!
LeasideRecently completed, this house in the heart of Leaside went from 1600sq ft to 2800sq ft with the large addition on the rear. A steel beam was installed across the back of the house to support the old and new floor joists. Applied dormers were framed to give the (once) boring roof some curb appeal.
CabbagetownThis 3-story heritage semi in Cabbagetown had the royal treatment: full interior gut and reframe, as well as a massive 23 foot long dormer out of the old 12/12 pitch roof. Results: 12' high sloped ceiling for the master bedroom, and massive walkout onto a third story deck.
OakvilleThis was a challenging yet satisfying framing job that turned out just right in the end! We came in before the foundations were poured for the addition and we shored the existing house to keep it upright during the restructure. We then added several 1000lb steel beams, framed the addition, framed a new garage, and modified the existing roof. We also framed a massive 2nd story covered balcony for good measure.
Avenue RoadAnother winter job; we completed the framing on this house last year. Large two story addition and hand-cut roof, along with a full interior gut, restructure and remodel.
Forest HillThis was a massive renovation in which we tackled all of the framing, removal of load bearing walls, and the deck and porch on the back of the house.
WoodbineThis is a small 2nd floor renovation in the beaches; we relocated the door to this bedroom and extended it into the previously unused niche in the hallway.
